The Brief

  • This project was undertaken for private clients, working on their residence in Eastbourne.
  • Hawes Construction Group had initially priced the project competitively a year before, along with four other companies, and were subsequently chosen for the project.
  • Hawes was recommended to the client by a mutual friend.
  • The project involved refurbishing an existing 3-bedroom house with a garage, increasing the size by removing the garage, extending to the back and side, and building a separate annexe on the side.
  • This was to modernise the house, while enabling multiple generations to live together.
  • We were also asked to complete a loft conversion which would include a bedroom with en suite bathroom. We also extended the kitchen, using bifold doors to bring the garden into the kitchen, and built a separate garden office at the back.
  • Hawes worked with John D Clarke Architects on this project.

Our Solution

  • Hawes Construction Group’s estimator worked closely with the client to find a price that met the client’s budget constraints, in the face of ongoing price rises that were happening across the industry at the time.
  • We collaborated with the architects to determine what was needed to build from the Building Regulation Approved drawings, and we value engineered certain aspects to work within the client’s budget.
  • The house was completely modernised.
  • Asbestos was discovered during the project, requiring professional removal.
  • Some utilities were moved to accommodate the refurbishment and extension.
  • A balcony was added in the roof, offering beautiful views over the South Downs.
  • Wooden cladding was installed on the outside of the building.
  • A new kitchen with an island was installed in the main house, as well as an additional kitchen in the separate annexe.
  • A polished herringbone wood floor was incorporated into the design in the lounge.
  • A glass walkway was created to connect the main house to the garden office space.
  • Roof lights were added to create a light and airy space in the family kitchen and communal area.
  • Hawes Construction Group used their own team for much of the work, with sub-contractors brought in for mechanical and electrical tasks.
  • Underfloor heating, EV panels on the roof for charging an electric car, and a new heating system with a gas boiler and radiators were installed.
  • We carried out the carpentry work in-house and added an additional flight of stairs to access the roof, and a new front door.
  • An engineered wood floor was laid in the downstairs kitchen-dining area.

The Result

  • The project began in May 2023 and took one year to complete, resulting in a dramatic transformation of the property.
  • The size of the house was greatly increased, facilitating a separate annexe, additional sleeping area and bathroom, and garden office.
  • The resulting kitchen-dining area flows into the garden, creating a great social space.
  • The refurbishment and extension transformed the house into a modern, light-filled family home where all generations could live comfortably.
  • Hawes Construction Group successfully met the family’s needs and delivered a stunning renovation that exceeded their expectations.
